The
Owner's Responsibility
In
order for the program to work, you must:
- Screen
the families who apply to you to determine if they will be good renters.
The Housing Authority does not screen families for their suitability
as renters, but leaves that for the owner. CHA may also provide additional
information pertaining to the tenant's performance as a renter. CHA
will not steer families to specific owners of rental units, but will
furnish families with information on units that are available. When
a prospective renter contacts you, evaluate them as you would any other
renter. Make sure that your tenant selection standards are based on
objective, business related considerations, such as history of non-payment,
damages to unit, or disturbances of neighbors.
- Comply
with Fair Housing Laws and not to discriminate against any family. Owners
must apply the same standards of tenant selection to any family who
applies, whether that family is a prospective Section 8 renter or not.
Tenant selection must not be based upon race, color, age, religion,
sex, familial status, disabilities, or any other discriminatory factors.
- Maintain
the housing unit by making necessary repairs in a timely manner.
- Comply
with the terms of the Housing Assistance Contract with Charlotte Housing
Authority.
- Collect
the rent due by the tenant and otherwise enforce the lease.
- Collect
a security deposit if desired. CHA has the discretion to prohibit security
deposits in excess of private market practice.
